Attractive property with 20 new apartments

Built in 1972, the property was extensively renovated by ۶Ƶ «Sima» due to outdated energy efficiency and a poor carbon footprint. Originally comprising 18 apartments, it now features 20 modern, market-conforming apartments, including five 1-room, five 2-room, five 3-room and five loft apartments, spread over five floors. Additionally, there are two commercial units on the first floor totaling 179 m2 and eight outdoor parking spaces. The apartments are bright, spacious, and meet the fund’s high sustainability targets. All units were successfully leased.

Modernization and optimization of the floor plans

The comprehensive renovation included a complete renewal of the building envelope, using clinker bricks for the façade. All technical installations, including heating, sanitation and electrical systems, were updated. The elevator system was replaced and enlarged for the residents’ convenience. Apartment elements such as floors, walls and ceilings, kitchens and bathrooms, were also completely renovated. The floor plans were carefully adapted to meet current needs, ensuring an optimal living experience.

Spacious balconies were created on the inner courtyard side, extending the living space and creating a pleasant atmosphere. The metal structural design gives the building a contemporary and attractive appearance that blends harmoniously into its surroundings.

Thanks to these comprehensive measures, the property has become a desirable place to live, meeting today’s requirements.

Renovated building meets high sustainability targets

The ۶Ƶ «Sima» real estate fund project was awarded a Minergie certificate, highlighting its sustainable energy supply system. The heating system and hot water supply are based on renewable energy, using both district heating and a photovoltaic system on the roof. Native plant species were used in the surrounding design to support local flora, and electric charging stations and e-bikes charging stations were also installed.

The comprehensive energy upgrade of the façade significantly reduces the building’s energy consumption, minimizing the ecological footprint and lowering operating costs in the long term. Overall, the project meets the fund’s high sustainability targets and offers residents a contemporary and environmentally conscious living environment.

Facts & figures:

  • Construction time: March 2022 to February 2025
  • Occupancy by tenants: 1 April 2025
  • 20 renovated residential units: 5x 1-room, 5x 2-room, 5x 3-room, 5x loft apartments
  • Investment volume: approx. CHF 8 million

The renovation project at Bruderholzstrasse 45 in Basel is an outstanding example of rejuvenation and growth from within the existing ۶Ƶ “Sima” portfolio. It fits seamlessly into current growth plans, both as residential space and due to its urban location. In addition, the total living area within the property has been reduced to make more room for commercial space. This project marks a significant step in modernizing the existing building and substantially contributes to improving the residential quality in the surrounding area. The building now meets the latest standards for contemporary living comfort and sustainability, while offering residents a modern and convenient living environment.
