Tenants with a strong credit rating and a long-term rental contract
The new headquarters of Atlas Copco (Schweiz) AG in Studen has been completed. The municipality is located in the administrative district of Seeland in the Canton of Bern, to the south-east of Biel and is well connected to the surrounding economic centers with its own train station and direct freeway access to the A5 and A6. There is a bus stop just a few minutes walk from the property. The plot of land on which Atlas Copco’s new Swiss headquarters is located is in the middle of the Studen industrial park, where a large number of companies with an attractive mix of regional businesses and international groups from various sectors have settled.
Atlas Copco was founded in Sweden in 1873 and has been operating in Switzerland for around 100 years. The Swiss headquarters have been located in the municipality of Studen since 1976. The global industrial company is regarded as a pioneer in technology and engineering and enjoys an excellent credit rating as part of the Atlas Copco Group.
Sustainability aspects in construction and operation
The exemplary new building, which was constructed to Minergie standards, has around 3.500 m2 of rentable space and 77 parking spaces. The modern and striking commercial property was built as an innovative timber-hybrid construction with around 700 m3 of Swiss timber. The local building material is renewable, resource-saving and extremely flexible in its use. However, sustainability aspects were not only a focus during the construction of the three-story building, but also for its operation. A photovoltaic system was installed on the roof space, which generates an average annual output of around 66 kilowatts-peak (kWp). Among other things, this will power an efficient air-source heat pump for the production of heating and hot water as well as electric charging stations. The floor plans have a high degree of flexibility in their use (third-party usability) and there are sufficient parking spaces, in addition to spaces for loading and unloading goods and deliveries.
